BPM’s Maintenance Manager is responsible for assisting the Director of Maintenance and Maintenance Supervisor in managing the day-to-day maintenance needs of the properties within our portfolio. The MM will also work collaboratively with Maintenance Technicians, the Lawnscape Crew, Painters, Cleaners, and other various subcontractors to meet BPM’s operational goals. Primary responsibilities include quality review, budgeting, scheduling, training, and conflict resolution. The Maintenance Manager is responsible for:
- Embracing and exemplifying BPM’s core values and incorporating them into every task performed and every interaction with clients, supervisors, team members, colleagues, residents, vendors, etc.
- Leading, directing, and mentoring the assigned Maintenance Team, and assist with and oversee the Maintenance and Capital Improvement needs of assigned BPM managed sites, with the overall objective of meeting the BPM’s operational expectations.
- Ensure all physical assets are operating at peak performance levels.
- Update contracts for properties, as requested.
- Ensure exceptional curb appeal.
- Perform inspections of buildings, grounds, and vacant units with Property Manager.
- Perform monthly inspection of preventative maintenance logs and ensure compliance with schedule.
- Assist with quality control of employee workmanship, contractors, and competitive pricing of vendors.
- Visit properties, as needed.
- Inspect properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
- Conducts periodic inspection of vacant apartments for market-ready condition.
- Reviews and approves expenditures within specified budgetary guidelines.
- Negotiates and/or evaluates contracts and makes recommendations.
- Oversee and monitor work orders
- Monitor and approve purchase orders
- Review and approve time sheets
- Research and order parts, as needed
- Communicate and properly coordinate BPM’s policies and procedures related to property maintenance, including routine, preventative and
- Help facilitate Section 504 accommodation and ADA requests
- Assist in resolving resident concerns
- Other duties as assigned.
POSITION REQUIREMENTS
- Minimum 3 years’ experience in a similar leadership role, preferably within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
- High School diploma or equivalency certificate required.
- Valid Driver’s License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets BPMs Driving Standards and Personal Vehicle Use policy.
- Proficient computer skills (MS Office, Property management-related software, email, internet).
- Ability to troubleshoot and repair appliances, HVAC, plumbing, and electrical systems.
- Must possess proven record of successful leadership experience and knowledge of property maintenance.
- Must have strong supervisory, personnel management and organizational skills.
- Ability to independently establish priorities, manage time effectively, and fulfill assigned objectives and projects.
- Ability to respond to and resolve unexpected problems and manage priority changes in a fast-moving, fluid environment.
